Inventory & Schedule of Condition

We will arrange for a comprehensive and detailed Inventory and Schedule of Condition. This document is extremely important so that an accurate description of the decoration, fixtures, fittings and furniture can be recorded and agreed with the tenant at the outset. This is provided at no additional cost with the full management service.

 
Transfer of utilities

We will arrange for the transfer of utilities to the tenants and notify the local authority for council tax. Please ensure that you provide us with details of the existing suppliers to enable us to do this. We will also write to all suppliers at the end of the tenancy.

 
Processing rent

We will receive the rent on the rent due date each month and take all reasonable steps to ensure that this is paid. We will account to you within 5 working days of receiving cleared funds from the tenant in our clients account. This allows time for us to process the rent, deduct any authorised outgoings, prepare the rent statement and to make payment direct to your account, allowing time for the bank clearing process. Please ensure that you provide us with your bank account details to enable us to do this.

Sometimes even the tenants with the best references fail to pay the rent because of circumstances beyond their control. The rent guarantee is provided free of charge for the first six month period with the full management service. We provide this cover to protect your investment and this includes legal fee insurance to obtain vacant possession if required.

Property visits

In our experience problems are much more likely to occur with a tenancy which is either not managed or not inspected on a regular basis. We will carry out regular visits – normally once every 3 months – in order to establish that there are no signs of neglect or damage and to ensure that the tenant is abiding by their obligations under the terms of the tenancy agreement. (Please note that these visits should not be relied on to pick up any structural defects and does not include lofts.)

 
Repairs and maintenance

We will co-ordinate any repairs or maintenance, on your behalf, which are brought to our attention following a regular property visit, or as reported by the tenant. Unless otherwise agreed, we will automatically instruct a suitable approved contractor to deal with necessary repairs, which are a Landlord’s responsibility, up to an agreed limit of £150.00 plus VAT without need to contact you. In the event of an emergency, however, if the cost of work could amount to more that the normal threshold and we are not able to contact you, we reserve the right to instruct whatever works are necessary to avoid damage to the property, or potential injury to a tenant.

The cost of all repairs are incurred on your behalf and the invoice will be deducted from rent received, prior to accounting to you.

 
Tenancy renewal & rent review

We will negotiate and arrange renewal or extension of the tenancy term, preparing a new supplemental agreement for both parties to sign and prior to the end of each twelve month period, complete a rent review and serve the appropriate notice on your behalf. This is provided at no additional cost with the full management service.

 
Service of Legal notices

We will prepare and serve legal notices which are required at any time during the tenancy, or to bring the tenancy to an end. You should be aware that a minimum of two month’s notice is required to be served upon a tenant to end the tenancy, in line with the term agreed within the tenancy agreement, subject in all cases to a minimum initial term of six months.

 
End of tenancy check-out and return of deposit

On, or as soon as possible after the day the tenancy ends, we will carry out an end of tenancy inspection by checking through the Inventory and Schedule of Condition compiled at the outset. We will advise you as to any differences noted and make our recommendations as to whether any deductions could rightfully be made from the tenant’s deposit - whilst of course making allowance for fair wear and tear. Whilst we hold the tenant’s deposit as Landlord’s agent, we will endeavour to ensure that any deductions are agreed with both parties before finalising payment.

Has hope been restored?

I would certainly answer yes. In the last week the number of enquiries through homesellers estate agents in Basildon has risen dramatically for sales. Property prices have stabilised and asking prices have been met. Properties are achieving closer to the asking and investors are preparing themselves for the up turn.

Is it a good time to invest?

Evidently yes, investors are gradually tapping the market and having a nibble with the buy to let's. Its a fact that homesellers have had a huge increase in enquiries through investors thinking about purchasing a property for a buy to let

Where is a good place to invest?

Basildon offers potential investors great returns on his/her investment. A typical 2/3 bed house will fetch in the region of 120-140-000 and could achieve up to 800 pcm. There are benefits for investing in Basildon:

* house prices are relatively cheaper
* rental prices are comparatively similar to other areas
* Basildon has main line station to london
* Employment in basildon is no different to other areas in essex.

After the governments initiative to offer grants for Cavity and loft Insulation, a larger campaign is now in place since the 4th may to encourage householders to save money and reduce the carbon footprint.
 
For a 1 bed up to 5 bed house the prices are all set at 169,00 given to the allowance on meterage.
of cause with more area metre square on a 5 bed to a 1, a bigger allowance is provided.

Cavity wall and Loft Insulation grants

There are two types of grant available to homeowners and private tenants. Partial grants will fund between 40-70% of the installation cost for Cavity Wall Insulation and Loft Insulation. 100% grants are also available for those who qualify. In both cases, grants are approved by surveyors and do not have to be paid back.

Partial grants

All homeowners and private tenants qualify for a 40% to 70% grant. This is known as ‘Able To Pay Funding’. Householders will pay only a small contribution towards the cost. With the savings made on heating bills you will recover the costs within two years from the time of installation

100% grants

If you are aged over 70 then you are entitled to a Cavity wall Insulation/ Loft Insulation grant or both. This will cover 100% of the grant. However, if you are a pensioner under 70 you will need to be in receipt of benefits to claim the 100% grant. The government and utility companies regard these customers as priority, which is why insulation is offered free of charge.

Benefits will entitle you to a 100% grant, if any person living in the house is in receipt of any of the following:
