We offer a pro-active approach to marketing your property which includes a ‘To Let’ board, internal and external photos, local advertising and all of the worldwide websites available to us.
Careful tenant selection
We maintain a computerised database of applicants seeking rented accommodation and we will take account of your specific requirements in order to seek the most suitable tenants for your home.
Accompanied viewings
Unlike most agents we will accompany all viewings. We will therefore be on hand to answer any questions about the proposed tenancy, so that both Landlord and Tenant are happy right at the outset with the terms that are agreed. For vacant properties this ensures that the security of your home is not compromised and we will also provide feedback, so that you are kept informed as to progress.
Comprehensive referencing
With careful tenant selection and qualifying applicants before viewings, we will do our best to find you the right tenant. In addition we employ a specialist credit search and referencing company who will provide a detailed report including a credit search and check of public records, employer’s and previous Landlord’s references.
Tenancy agreement
We will produce a comprehensive and up to date Tenancy Agreement, written in plain English and tailored to meet your specific requirements.
Pre-tenancy procedures
Prior to the tenancy commencement we will ensure that you have complied with your legal obligations for gas & electrical safety and furniture & furnishings legislation. We will arrange for signatures and execution of the Original and Counterpart Tenancy Agreements and collect the first month’s rent and deposit.
